Yeah pretty simple, derived back from what you can get away with development wise, sale price minus development cost minus reasonable profit will get you to a land price.

I'm no expert but I suppose land value is pretty well known for a given area, if they got more than that, then fair play

In the Daily Mail and Evening Standard at the time the ground was sold back in February 2014.

The Telegraph estimated it to be £20m and said we turned down higher offers to secure a legacy at the site.

They were never going to get that much for it anyway. That was I think the replacement cost valuation. The land itself was valued at about £14 mil and the rumour was they got about £30 mil.

According to reports they didn't even get what it was valued at in the accounts, so less than £70m.
